Boiler Not Producing Heat or Hot Water

Symptoms

Taps run cold, radiators stay cool, no heating even with the thermostat turned up.

Likely Causes

A failed diverter valve is the most common culprit in combi boilers; it gets stuck in the hot water position and diverts heat away from the radiators, or vice versa. Other causes include a faulty pump, broken motorised valve, or a thermostat that is not reading correctly.

The Fix

Replacement of the diverter valve or pump is a half-day repair for most combi boilers. Thermostat issues can sometimes be resolved by re-calibration.

Boiler Losing Pressure

Symptoms

The pressure gauge reads below 1 bar. The boiler cuts out. You have to top up the pressure regularly.

Likely Causes

In most cases a small leak somewhere in the sealed system is draining pressure slowly. The leak may be at a radiator valve, a compression fitting, or the boiler's pressure relief valve. If the pressure relief valve is releasing water (look for a damp pipe running outside), it may have failed or the system may be over-pressurising.

The Fix

A pressure drop that needs topping up more than once a fortnight indicates a leak that should be found and fixed. We carry out a system leak check and repair as part of a single visit in most cases.

Boiler Making Strange Noises

Symptoms

Banging, clanking, whistling, gurgling or a kettle-like bubbling sound from the boiler or pipes.

Likely Causes

Kettling, the bubbling and rumbling sound, is usually caused by sludge or scale build-up on the heat exchanger, restricting water flow. Birmingham benefits from soft water piped in from the Elan Valley, so limescale is less of a culprit here than in hard-water cities; sludge from system corrosion is the more common cause locally. Banging can also come from air in the system or a failing pump, and whistling may indicate a partially blocked condensate pipe.

The Fix

Depending on the severity, a chemical flush or power flush will clear sludge and scale. We also fit magnetic filters to protect the system going forward.

Pilot Light Keeps Going Out

Symptoms

The boiler attempts to ignite but the pilot light will not stay lit, or the burner lights briefly then cuts out.

Likely Causes

On older boilers with a standing pilot, a faulty thermocouple is the most common reason. On modern boilers, a dirty or broken ignition electrode, a faulty gas valve, or a flue issue preventing safe combustion are all possible causes.

The Fix

Thermocouple replacement is inexpensive and usually same-day. Ignition electrode faults on modern boilers typically require your engineer to source a manufacturer part.

Frozen Condensate Pipe

Symptoms

Common in cold weather (below 0°C). Boiler shows an error code, often an EA, F1 or similar, and fails to ignite.

Likely Causes

Modern condensing boilers produce acidic condensate water that drains through a pipe, often on an external wall. In freezing temperatures this pipe can ice up and block the boiler.

The Fix

You can often thaw a frozen condensate pipe yourself by pouring warm (not boiling) water over the external section. If you are unsure, call us and we will walk you through it or send one of our engineers if needed.

Radiators Not Heating Evenly

Symptoms

Some radiators are hot, others are cold or have cold patches. Hot at the top, cold at the bottom, or vice versa.

Likely Causes

Cold at the top usually means air in the radiator, so bleed it with a radiator key. Cold at the bottom is often sludge settling at the lowest point, which blocks flow. Uneven heating across multiple radiators may indicate a system balance or pump issue.

The Fix

Bleeding radiators is a DIY task. Sludge-related problems need a system flush. We can check system balance and adjust lockshield valves to ensure even heat distribution.
