Boiler repair in Hall Green, B28
Hall Green stretches along the Stratford Road towards Shirley, with Sarehole Mill and the River Cole on its western side. Most of its housing is 1930s semi-detached, built in long, tree-lined streets, and a great many of those semis have since been extended: kitchen-diners at the back, garage conversions at the side and loft rooms above. Each project is a chance to move the boiler, and when a boiler moves, its flue and condensate pipe move with it. If yours has stopped, send an enquiry with your postcode and what it is doing, and we arrange one of our local Gas Safe registered engineers who covers B28.
Why do relocated boilers develop their own faults?
A condensing boiler needs two things routed away safely: flue gases out through the wall or roof, and condensate, a mildly acidic water, down to a drain. In its original kitchen position both runs were usually short. After an extension, they can be much longer.
Longer flues. Every manufacturer sets a maximum flue length and counts each bend against it. A run that is near the limit, or has a joint that has slipped, can trigger lockouts and fault codes about air or combustion.
Long or indoor condensate pipes. When a boiler moves to a loft or the middle of the house, the condensate pipe may run a long way inside before it reaches a drain, or out through an exposed wall. Pipes that sag hold water, and external sections can freeze. Our frozen condensate pipe guide covers the safe way to thaw one.
Condensate pumps. Where there is no drain within reach, a small pump lifts the water away. If it fails, the boiler fills with condensate and stops.
What does that look like on the display?
The symptoms usually point to ignition. On a Baxi the boiler may show E133; on an older Glow-worm it may show F1. Both mean the boiler tried to light and could not establish a flame, and a blocked or frozen condensate pipe is one of the causes the manufacturers list. If the boiler lights and then cuts out, see boiler keeps switching off.
What can you check safely?
- Follow the condensate pipe from the boiler as far as you can see it. Look for sagging sections, kinks or ice on any outside part.
- Listen for a condensate pump if you have one. It usually hums briefly when it runs.
- Check the gas supply at another appliance, such as the hob.
- Reset the boiler once. If the code returns, leave it and send an enquiry.
Never open the boiler casing or touch the flue joints.
What happens next?
Send your Hall Green postcode, the boiler make and model, where it is now fitted and any code. We pass it to a local engineer who covers B28, and they arrange a visit, check the boiler, flue and condensate route together, and give a price before any work starts. All gas work is carried out by Gas Safe registered engineers; check the engineer’s ID card on the Gas Safe Register when they arrive.
Which nearby areas do we cover?
We cover Acocks Green, Sparkhill, Moseley, Kings Heath, Yardley Wood and Shirley, through to Solihull.
Planning building work?
If you are about to extend, ask your installer early where the boiler, flue and condensate will go. Afterwards, an annual boiler service is the time to check the new routes are still sound. The cost guide has typical UK repair prices.
