Boiler repair in Handsworth, B20 and B21
Handsworth was one of Birmingham’s grandest Victorian suburbs, and it still shows: large Victorian and Edwardian villas and terraces around Handsworth Park and Handsworth Wood, with tall ceilings, several bedrooms and, often, more than one bathroom. Big houses tend to mean busy homes, and busy homes ask a lot of their hot water. When the boiler cannot keep up, it is worth knowing whether something has failed or whether the system was never sized for the house. Send an enquiry with your postcode and the problem, and we arrange one of our local Gas Safe registered engineers who covers B20 and B21.
Fault or demand: why is the hot water running cold?
Combis share their output. A combi boiler heats water on demand. It can only heat a certain flow at a time, so when a shower and a kitchen tap run together, both get less, or the water cools. That is how a combi works, not a breakdown.
Signs that point to a fault instead:
- Hot water fails at a single tap with nothing else running.
- The water runs hot, then cold, then hot again in a steady cycle.
- The heating works but the taps never get warm, or the reverse.
- A fault code appears when you open a hot tap.
Those usually come back to a part such as a diverter valve, a flow sensor or a blocked plate heat exchanger inside the combi. Our no hot water guide explains each one.
What about homes with a hot water cylinder?
Many larger Handsworth houses have a system or regular boiler with a cylinder in an airing cupboard. That suits heavy use, because stored water can feed several taps at once. When hot water fails on these systems, the fault is often outside the boiler: a cylinder thermostat, a motorised valve, a timer set wrongly or a failed immersion heater.
Other faults common in larger, older systems
Noise. Big systems with long pipe runs and many radiators collect air and sludge. Banging, gurgling or a kettle-like rumble from the boiler are covered in boiler making noise.
Pressure loss. More radiators and more joints mean more places for a slow leak. See boiler losing pressure.
Ignition lockouts. If a Vaillant tries to light and fails it shows F28. Check the gas supply and the condensate pipe, reset once, and send an enquiry if it returns.
What happens when you send an enquiry?
Give us your Handsworth postcode, the boiler make and model, whether it is a combi or has a cylinder, and how many bathrooms you use. We pass that to a local engineer who covers B20 and B21, who gets in touch to arrange a visit. The engineer finds the fault and prices the repair before starting work. All gas work is carried out by Gas Safe registered engineers; check the engineer’s ID card on the Gas Safe Register when they arrive.
Which nearby areas do we cover?
From Handsworth we cover Perry Barr, Birchfield, Lozells, Aston, Kingstanding and Great Barr, plus the rest of north and west Birmingham.
Getting the most from a busy system
An annual boiler service keeps a hard-working boiler efficient and checks the safety devices. For typical UK prices on diverter valves, cylinder parts and other repairs, see the cost guide.
